• Eligibility and Use

  You must be at least 18. You agree to provide accurate information and comply with applicable laws and MLS rules.

• No Agency or Fiduciary Created by Site Use

  Using this site, contacting us, or submitting a form does not create an agency relationship or client representation. Agency is formed only by a signed written agreement as required by applicable law.

• MLS/IDX and Property Information

  • Property listings and data are provided via MLS/IDX feeds and sources believed reliable but not guaranteed.

  • Information is for personal, non-commercial use; may not be used for any other purpose except to identify prospective properties.

  • All data is subject to change without notice; verify independently.

  • Copyright on MLS data belongs to the respective MLS(s) and brokers. Required MLS attribution and notices will be displayed where applicable.

• User Content and Submissions

  You grant us a non-exclusive, worldwide license to use submissions you provide to deliver Services. Do not submit unlawful, infringing, or harmful content.

• Acceptable Use

  You agree not to:

  • Interfere with site operation or security, scrape/crawl without permission, or attempt unauthorized access.

  • Misuse MLS data, bypass restrictions, or violate MLS rules.

  • Upload malicious code or infringe IP rights.

  • Use the Services for spam, harassment, discriminatory or illegal conduct.

• Communications; SMS Terms

  By providing contact information, you consent to receiving emails, calls, and texts from us about your inquiries and services. Text: reply STOP to opt out, HELP for help. Msg & data rates may apply. Frequency varies. Consent not a condition of purchase.

• Intellectual Property

  All site content, trademarks, and materials are owned by us or our licensors (including MLS(s) and SLS) and are protected by law. You may not copy, distribute, or create derivative works without permission except as permitted above.

• Disclaimers

  • The Services are provided “AS IS” and “AS AVAILABLE.” We disclaim warranties of merchantability, fitness for a particular purpose, and non-infringement.

  • We do not guarantee accuracy, completeness, or availability of listings or information.

• Limitation of Liability

  To the maximum extent permitted by law, we and our service providers (including SLS) are not liable for indirect, incidental, special, consequential, or punitive damages. Our total liability for claims arising from the Services will not exceed $100 or the amount you paid us for Services in the 12 months preceding the claim, whichever is greater.

• Indemnification

  You agree to indemnify and hold harmless us, our brokerage, our affiliates, and SLS from claims arising out of your use of the Services or violation of these Terms.

• Third-Party Services

  The Services may link to third parties. We are not responsible for third-party content or practices.

• Changes to the Services and Terms

  We may modify the Services and these Terms at any time. The updated Terms will be posted with a new “Last Updated” date. Continued use constitutes acceptance.

• Governing Law; Dispute Resolution

  These Terms are governed by the laws of the state of Colorado without regard to conflicts principles. Disputes will be resolved in the state or federal courts located in Colorado, except where arbitration is required below.
